It depends on your goals. If you want to lower your housing expense immediately, then this would be a way to go, but if you expected a higher COC, then there's no shame in backing out either. There's definitely no reason to force a deal, but if the numbers work for you, then that's all that matters. One thing I like to keep in mind is that there are an abundance of deals out there, i just have to find them and not limit myself.

If you don't raise rents, you can find yourself behind in a few years. It's nice keeping rent the same to help tenants feel better, but you also have to keep in mind the rate of inflation. I would just say, evaluate your market and the supply of tenants and run the numbers. Every other investor I've talked to up to this point tells me that success is in the numbers

Hey, it's good to hear that you're open to studying. I've read a couple books that seem like they could help. As far as nomenclature and getting a base knowledge of real estate in general, How to Invest in Real Estate: The Ultimate Beginner's Guide by Brandon Turner and Josh Dorkin is a great read and give just about all the info needed to understand the terms and have a real investor-type convo, so it's definitely good that you're starting with that. The Book on Flipping Houses by J Scott is a good pick for your flipping interests. As far as choosing different markets to invest in, Long Distance Real Estate Investing by David Greene may provide what you're looking for. Honorable mentions: BRRRR by David Greene and The Book on Estimating Rehab Costs by J Scott

Hey, I'm new to BiggerPockets and I'm interested in becoming a real estate investor. I work for a job that is pretty relocation heavy (employees typically move around every 1-3 years) and I was wondering if anyone thinks successfully venturing into rental property investing would be feasible. I'm trying to weigh out the pros and cons, and maybe think about a different niche to get into if necessary. Some guidance would be really helpful, and thank you to anyone who can take the time to reply and help me out :)
