Start talking to sellers. Find some fsbo for sale by owners and meet with them. Learn how to communicate. Number 1 tip IMO. Become a gifted gabber. Just so you know there are laws governing agents disclosing they are agents when talking to people. Check your state laws. Don't worry about how to close, finding an attorney, etc. Talk to motivated sellers. I've offered my credit report, which is excellent, to 2 sellers who I eventually bought from and they seller financed....they never asked to see. However, I will pay them before eating if need be. I take my financial commitments seriously. Listen to older biggerpockets podcasts (hen every guest wasnt selling their programs) while driving around looking for sellers to chat with.

Reallh depends on what needs to be done. For instance, if you need all new flooring, measure sq ft of floors and get the price per sq ft for material and labor. Same for paint. Need cabinets, measure the cabin wall length go to lowes and find out ranges of prices for different cabs that would fit. Get a contractor to go with you to look at house. Then multiply by 2!

 No need to feel sorry for me. I read it until I came to your SEO optimized link. It would be nice to have a story on BP that does not have an ulterior motive. Kinda like the podcast....all of the guests selling something now.

Take the water bill for the property and divide it equally amongst the tenants in the building. So even if you have a mix of 1,2,3 bedrooms, each tenant is still paying the bill portion.

Maybe where you are but not where I am. I would say most multifamily have separate.

All the answers above are worst case scenario.

1st thing you do is call the utility provider of the water. Ask them if they can put in 3 more meters. Ask them how much. Add that into your purchase price and if you buy it do it right away. Depending on the rent price currently and market rent, you can decide how to proceed. You can tell tenants that minimum water bill is $X and you'll decrease rent by $X so they don't have an increase. If the rent is low, different story maybe. Also they might let you install your own meter bases and then they can come drop meters in and connect via the current meter. If none of that works resort to answers above or don't buy it. It sucks being responsible for keeping their water running. Because times will be bad and you will not want to pay it.

I hear what you are saying, but making a self-built site rank well with SEO sounds incredibly difficult. I think Carrot/BP ProLeads sites are definitely better than self-built sites. Although they do cost more, they should bring much more traffic and pay for the higher cost many times over.

 And then if they shut down, raise prices substantially, customer service goes down.... Trust me that your own site is better. It is no harder for you to rank a site than anyone else. I'd rather pay an SEO specialist to rank my own site that I own and control 100% than have a large driver of business be dependent on someone else's business.  But again if you choose between the two I would recommend carrot. It is their only business. BP is not going to specialize in it and if they do they are years behind the competition. And it's hard to switch from theirs to your own if you ever decide to.

I would stick with carrot as they have been doing it for quite some time.
