@Collin Hays- Yeah CA has unfortunately seen much too many of these "perfect storms". Very true, whether its beach, mountain or desert, it's inevitable to some natural disaster looming. Some less and some more than others.

Well glad to hear things worked out for you and I know the Smokies are an excellent area for investment properties. Thanks again!

@Collin Hays - Ugh sorry to hear that. I could only imagine that feeling. Did at any time did you think about throwing in the towel and investing elsewhere? Or I guess what made you want to rebuild in a somewhat higher risk area?

@Seth Borman Agreed. There has to be a fine balance. Otherwise, I could eventually see these areas plummet in value due to crazy high prices. Through friends, I am starting to hear that these insurance companies are walking away completely from these high risk areas (ie. not renewing past policies)

Hey All,

Given the common reoccurrence of wildfires hitting the west, has this spooked or given anyone uneasiness that its not a matter of "If", but more of a "when" a natural disaster such as a fire could affect your STR property? I know this is more specific to west coaster in dense forest locations (cabins) like Tahoe or Big Bear, but how has it been getting insurance and does that take a big chunk of income for you all? Has it been worth it still?

Lived in CA my entire life about 2 hours away from the Sierra Nevada's and I have never seen wildfires this prevalent. Aiming to acquire a property here, but starting to rethink my strategy and if its worth it due to cost and potential loss.

Any thoughts, comments deeply appreciated!

@Dustin Lauer - Such a small world! Born and raised in Pleasanton actually! Incline is awesome, love the north side of the lake. Agreed, thankfully I have some time to still raise some capital (about 3/4 of the way there). I am definitely in no hurry to buy, especially since A LOT of these properties are getting multiple over-asking offers. Tech/WFH in the Bay Area has definitely changed the dynamic, but as a Technical Recruiter (my day job), I am starting to see a bunch of these companies require their employees to sit back in the office later this year after COVID. I think this is the correction (if any) I will wait to capitalize on. No one has a crystal ball, but hopeful it will cool off somewhat in the future.

That is AMAZING. Congrats on running a successful STR business! That is a phenomenal occupancy rate! Very true. I have been up there quite a bit actually and love that area, but didn't know you'd be able to get those rates. I imagine its much less regulations than whats being experienced in the Basin/Truckee. Again, appreciate the insight here. This has definitely got my thinking of other areas

Hi All,

Just doing my due diligence and exploring all avenues for my future STR, but does anyone have any experience with STRs outside the Lake Tahoe region? Areas such as Pinecrest, Arnold, ect? If so, how has your occupancy rate been? Cleaning services, handyman, ect? Appreciate the insight!

Just wanted to explore in other regions since Tahoe is starting to regulate a bit harder these past few months. Still aiming for Tahoe, but exploring elsewhere.
