Hello Bigger Pockets Community!

I am currently trying to buy a 5-plex in Denver. However the owner does not want to sell until he has a potential property to 1031 exchange it into in either Florida or South Texas.

The owner is looking for a small apartment complex in Florida or Texas or an RV Park. Can anyone in BP point me in the direction of RE agents in Florida or Texas that can help out potential buyers that are out of state? Any help or guidance would be greatly appreciated.

@Jason Kern so you could potentially buy two new properties? You don't just have re-roll your money back into just one property?

Hi Everyone,

Does anyone know if you still get taxed on capital gains if you do a 1031 exchange and you only put some of your sale profit into a new property?

For example - you make a total profit of $545,000 before capital gains tax and you buy a $300,000 property. Do you still pay capital gains if you don’t roll all of your profit into the next property?

Just was wondering :) Appreciate any knowledge you can pass along.

Hello Denver Re Investors!

Happy Friday :) I am going to manage a small multi-family property for someone that I would ultimately like to buy the property from. I need a good property management contract that outlines the terms of our agreement. Does anyone know a good RE attorney that can draw one up for me? Or does anyone have one I can use/adjust to this particular situation? Any additional tips or info an property management contracts would be much appreciated.

@Bill S.  The property does not have laundry facilities. Do you know of any creative, inexpensive ways to make them available to the entire unit?

I've heard real estate is about location, location, location! I would say any property that is close to things that are desirable is a good rental property.  I would also say that the higher the walk score the better the rental.
