Thank you all for the replies, much appreciated. I’ve heard gas can be 1000+ in the winter months, and quotes are coming in around 7k+ for either gas and electric, hence my lean towards electric right now. 

@Paul Sandhu what do I do when I have none of those skills? Maybe you should start offering up some traveling GC services and install those bad boys all over the country… bring the miller too!

Hey everyone, looking for some advice on charges back to guests in Scottsdale, specifically around heating a pool for them. About to install an electric heater, I want to minimize interactions though and avoid requesting $  everyday. Think I’ll say it’ll be heated to 82 automatically, if they want it higher it’ll be $100 for the weekend, $150 per week. 

Thoughts, and any other charge backs y’all are doing for guest services?

Regarding the property tax question, they’re expensive. But this will be the primary and they’ll be able to minimize increases with the homestead exemption+ challenging appraisals each year.

Hey BP Texas,

Which area would you say would appreciate more in the 3-8 year range for a primary resident, SFH:
mlk around Berger st or east congress (south) by st Elmo development? 

And any other recommendations for SFH areas nearby? Im actually posting for a friend who hasn't heard of BP, I've already recommended that he connects with some realtors here. Their goal is to move in for a time then sell and roll all the appreciation into a larger property to live in.

Hello everyone,

Looking for some Arizona STR tax guidance. If 100% of listings come through an OLM like Airbnb, I believe owners still need to file for a TPT license and claim $0 owed as the OLM collects and remits taxes on their behalf. Sound right?

Red flag potentially here. If you haven't signed a contract it isn't too late to get out. I've had a couple of horrible experiences with PM that make me distrust 99% of them. 

Ask her to explain the charges specifically, in writing to you (you'll be able to use this for taxes anyways in the future).

Get a contract, now. read it before going any further. Understand who pays in the event of an eviction for court filings, what the tenant needs to do (lightbulbs, toilet seats), what the PM will do, what they will charge. If they have an in-house maintenance company or team that's a red flag to me, not a cost savings like they say. Had a situation where the PM's maintenance company billed me $1,000 over their quote after work was done, said take it up with the PM, the PM owned both companies so they weren't incentivized to help me. Many lessons learned from this situation. 

On the other hand, my PM in AZ just coordinated an eviction, entire house paint, $750 of handyman work from damages, and exchanged keys with my realtor ---- for free! I love this company to death, but they seem like the exception in the PM space, rather than the norm.
