 Thank you! When you say a live revenue manager, what do you mean by that? Someone that tweaks the pricing and reviews? I have Pricelabs for my other properties, this next move is for a 4-unit that may evolve into a 20+ unit. The 4-unit is 1/1s, fairly similar footprints.

I think your demographic might be more hotel people rather than families.

I would also still go with smart locks on every door.

Frankly I would be less excited at spending any kind of money on a place that I don't own.


 Thank you for this! Agreed on spending money, I would be asking the owner to purchase all of the smart locks himself as an investment into the property.

 Hey Andrew, sorry for not replying sooner!

There are 3 different types of units, studio, 1 bed, 2 bed. The views are relatively similar, it is a 2 story complex. Do you use dynamic pricing? Or set prices manually occasionally?

Hey all, interesting opportunity came up for me as a co-host. I typically host single family homes, but have been asked to potentially host an apartment complex of 22 units. How would you handle the pricing for these? With my other listings, I use pricelabs, and on their site it says to contact them for more unique pricing. How would you handle entry for these? Usually I use smartlocks, but for this type of volume, I'm thinking more typical locks that have a set of codes.

I think this is a joke... and replying including every city and scrolling forever is pretty funny. My answer though is no, 0 good investments in any of those cities. good luck out there

Am a host and self manage. Rented an evolve place as a guest earlier this year, horrible customer service. They had a camera in the backyard that switched on red frequently am I’m assuming was motion triggered. This felt super creepy to all the girls swimming and when we messaged evolve they basically gave generic responses like “I’m your boots on the ground person here to help you” - but they never responded to the actual problem. We messaged after the trip in our review privately telling the hosts how rough this was. This assured me that self managing is infinitely better for the hosts and guests.

What do you all think lower rates mean for home prices? I saw an article today predicting 5.9% interest rates in 1.5-2 years and a -2.2% to prices, but I’ve heard David Green say on some seeing green episodes that he predicts lower rates would lead to increased prices. I supposed I’d rather pay for a higher home price than just pure interest.
