If you find deals that are good enough someone will always help you w financing. Or there's always wholesaling it to someone else or partnerships. I am in the same situation right now. I bought three rentals in 16 months and I'm in contract for 2 more. I put admenents in the contract that I can wholesale,assign or partner w someone else just incase I couldn't  buy it myself.

have a junction in the ceiling and don't want an unsightly blank cover plate , put a fire/co alarm

hello welcome.  I grew up in bayshore -first 20 years of my life. Spur dr north.  I now live 2 hrs north.  Investments in the Hudson valley seem to be a little cheaper than Long Island. If your ever in Poughkeepsie area and you want to take alook. Feel free to reach out.

I check there credit as well, I had a section 8 applicants  with 700's. Unfortunately it was after it was rented.

I grew up in Bayshore, taught in Brentwood and moved up to Poughkeepsie 10 years ago. I have flipped in Putnam and I have a handful of rentals in dutchess. It's much different, much more affordable, lots of colleges and the people I met are very helpful.  If you would like to tour the area, reach out. I feel much better now

I think I felt unbalanced. I ran from work to check out a house. Then put my son to bed and as I was crunching numbers I was throwing the ball to my dog and I was overwhelmed. I woke  up feeling much better.  I debated even writing the post , but you know what. I am human.  F-it      Thanks for the positive words

hello bp family,

So I am having a moment of dought, feeling a little vonerable . In the last 15 months I closed on three rentals and I have been continuing to check out places and make offers. I also have an excepted offer on a condo at way below market and have continued to look and make offers.  My deals all seem to better than the last.

I have lost quite abit of deals as well, most recently my old tenant called because there mother died and they asked if I would be interested in purchasing . I offered 120, they now have an accepted offer of 180. 

Oh well, so why the feeling of dought, good question. I am a confident person who is comfortable taking risk but I guess I am still new and I sometimes hope that I am making good choices for my family with both our time and money. 

After a couple of years of dabbling in real estate I finally joined the local real estate club as well.

Best and worst part everyone around me is so supportive and these people are offering to help with financing . That's a lot of responsibility. 

Sorry about being a Debbie downer. 

I'm going to take out my chainsaw or dig a hole with my backhoe or something else manly. After this email I need more testosterone .

I had two possible tenants in mid 40's looking at the place, I ask if either of them have any questions. The husband asked if I smoke, I said no. He asked if I smoked weed, I was confused. He said" you know it's legal in some states." I just looked at him and his wife looked so embarrassed. He continued to tell me that "I know it's a no smoking building but I smoke weed everyday. I need to smoke and I don't want trouble with the law." I told them it's against policy but a good question.  Boy sometimes people make screening so easy.

I am in the Poughkeepsie area, if you want to take a drive up I can show you around. There are hospitals, colleges and ibm in the area. Some places I wouldn't want to live, but doesn't mean it's not a good investment. I have a couple rentals in the Arlington school district. $200k can buy up here . It takes me 2hr to get to li stony brook area so city is probably 1 hr drive, 1:45 train.
