Very good   
we sold 3 flips last month and working on 2 right now

We bought a bunch to hold as well

1 piece of advise - don’t buy on market 

I am buying w issues   I solve whatever issue and make a lot of equity or money

Still hosting 2 nd weds of the month which was last week  and tonight I’m the guest speaker at the Reia

I have been a teacher for 20 years and did real estate as a hobby

I realized it was more that just a hobby or a second job or investing   It’s something I loved. 

I might be the minority in this but it’s freedom, it pays well, you see success tied directly how hard you work and life is short. I would agree w Kevin, don’t quit unless you hate it   There is a lot of flexibility in real estate investing.

I started nights and weekends and it grew.

If you can do both, do it. If you love it like I do then go all in. There is alot of room for error and you can still have great success

If you still have friends and family in po 

We have rentals and do flips in po , wapp ect 

I also host a networking in real estate meet up for last 4 maybe 5 years 

We’re not nyc but market is still hot up here

There are some dangerous areas in both, they are both cities.  There are some really nice areas there too.  I moved from Long Island to teach in Newburgh about 20 years ago.  I assume since you are far you will use a 3 rd party manager.

I buy both In Poughkeepsie and Newburgh 

I buy off market and. Distressed mostly 

The market is still very hot here and I think you will have a hard time finding a turn key place at those numbers.   Maybe off market or wholesale but you will need cash and might need a little work

Hi chris.  
I would first go to each of these towns and see the area. See what’s going on and see where you feel most comfortable. I’m not saying comfortable moving or living but investing your hard earned capital. I moved from Long Island to the Hudson valley almost 20 yrs ago for a teaching job.  For the last 13 years I have been buying rental real estate.  I own a lot next to Marist, Vassar college. I also owned next to mount saint marys in Newburgh. In all my real estate I never had college rentals.  Just my own personal preference.  Some people might say I am losing money but the hospitals are growing and everything around here is exploding and I have had a 2-3 percent vacancy since I started.  Rents are very good I feel.  If you end up visiting the Hudson valley reach out. I will give you a quick tour of the area or meet you for coffee

I am local investor.  I have purchased over 20 units in po in 2021 and wholesaled a bunch there as well.  Before this year I didn’t really buy there.  I bought In Town of po, wappengiers and lagrange. Feel free to dm me
