@Jonathan Davis Very interesting topic to me as this is a nearly identical story to situation I'm researching as well. Are there any family expectations on what you should or shouldn't do with the property? Is the property located in your market or is this an out of state purchase that you'll need to find a property manager for? What are your goals in REI beyond this potential first property? Depending on the numbers, maybe flipping the home would help you generate additional capital to leverage on future deals?

I'm evaluating similar questions and I wish you the best.  Be sure to report back on how the deal progresses and your learnings!

@Mark Nolan Thanks for the welcome.  Part of my daily actions include studying and taking notes on the blogs and podcasts.  People's stories, whether successes or failures, are invaluable stuff!

@Peter MacKercher and @David Dodge  STL boys!!  Thanks for reaching out guys.  What part of the city are you in?  I grew up in St. Charles County and am interested, farther down the road, in leveraging some contacts to expand into that market.  I'd be curious where your both investing and what strategies have found you the most success in your markets.  

@Sean Gilliam Sounds like a great strategy to me!  I'm considering ways I can further immerse myself into real estate in general.  I'm not sure how viable being a "part-time" agent is but this is on the short-list of considerations.  I like the niche of mountain towns.  Are you looking to buy and hold or flip in those communities?

Hello BP community,

Thank you for the opportunity to introduce myself and hopefully, make long lasting connections with many of you.  I am a husband of 13 years, father of 4, and have been located in Fort Collins for the past 5 years.  My family and I thoroughly enjoy everything Northern Colorado has to offer, especially the relationships we have developed in the FoCo area and the many outdoor adventures we are able to share with friends and family.

I am a mid-career finance professional with nearly 15 years experience in various areas of corporate finance for a few large, multi-national corporations.  I have been fortunate to gain many valuable skills and experiences along the way as well as develop a diverse network across several industries.  

I am not 100% new to the real estate industry although I would say I am entering the realm of personal, active investing for the first time.  I spent 4 years during the boom (2002-2006) in the new home market of Atlanta working for a private builder focusing on single family and town home communities.  Fast paced was an understatement.  You all know the story.  I was fortunate to acquire a great deal of experience and learnings during the period of time, but my wife and I chose to make a move back to the midwest and I pursued a career in Corporate Finance pre-bust in 2006.  

Fast forward 13 years later and I've also learned a lot through several primary residence purchases in multiple markets. Fortunately, we came out break-even or with appreciation in all scenarios, but I'd be lying if I said that was 100% by design. It wasn't until a month ago when I looked at the 2 year market appreciation in Fort Collins and asked myself what I would do if I could leverage the equity we had built in our primary residence. Thoughts of moving back towards St. Louis to be closer to most of our family popped out on the table. I'll discuss this more in a separate post, but my first buy and hold deal might be from my parents and was the house I grew up in. After some hard discussions, we came to the conclusion that we'd like our cake (stay in Fort Collins) and eat it too (determine a way to take action in REI for our short and long-term benefit).

So here I am on BP, embarking on a deep dive in learning, networking locally, and hopefully with this community as well.  As I learn, I'll be working through goals, strategies, etc. but for now I just wanted to say hey.  I look forward to contributing to the success and encouragement of this community.  As a result of many of the blogs and podcasts I'm taking action daily even in this learning and networking phase and I'm loving every minute of it.
