Yeah I am calling for legal advice today.  If anyone is from NV and provided a referral, greatly appreciated.

Short version:  I Airbnb my townhouse at LV to a family of 3 for 40 days and at this point they refuse to leave.   Their last day was last week 9/19, they informed me they couldn't make payment to extend.   I agreed to let them stay till tomorrow the 25th but now they informed me they are not leaving because they haven't find another living arrangement.    I have contacted Airbnb to help resolve this issue.  


I have done my research and noted that they may have establish tenancy rights in NV.    I need advice and possibly an attorney referral to evict them.

yeah, i did hear the news about the new rules on STR for Clark County. Well, judging from the news, it won't be enforced until middle of 2023 so I suppose there is still a short window. I talked to couple LV airbnb management company, it's going to be business as usual until it's not :-) They are still soliciting my biz, undeterred by the recent event.

Thx for all the helpful comments on my other post regarding plane noise. Another question, I closed escrow with my personal name being on the title for loan purpose. How do I go about transferring to a LLC. I know how to incorporate in NV. Just need to figure out transferring the title.

DIY possible or is there a specialist I can engage?

I am currently in escrow for a rental property in Las Vegas.  My 1st one.   

The property I am buying is west of 15FWY, 1.5 miles  Allegiant stadium, away from the airport.   I just realized we can hear and see commercial plane in and out of the airport.  the flight path is not directly above us but I can see it standing outside and hear the noise....It's not that loud but nonetheless, i can hear it and see the airplane if I look up.

Then I went back to see the seller disclosure and air plane noise was not disclosed.  My question is aren't they suppose to disclose that?

Hi all,

I am a CPA, self-employed, own a CPA practice that I started 16 years ago. I currently have 7 employees working for me.

I am here to learn more about investing in RE thru SDIRA. I have a defined benefit plan established under my CPA firm and over the last 7 years, this account has grown quite a bit because of market appreciation and my annual contribution. I been wanting to buy RE thru my retirement plan for the last 4 years. I am ready to learn and get this going finally. If everything clicks, I would like to buy an Airbnb rental property in Las Vegas. I am a poker enthusiast and I go to Las Vegas at least 4 to 5 time a year. Buying a rental in LV naturally makes sense for me because I can use it when I am there and rent it out when I am not.

This is my first post.   I want to learn about how to invest RE thru SDIRA.   I understand I need to set up a checkbook SDIRA.   Hoping anyone who has gone thru this process gives me a hand and get me started.    Specifically, where can I find these providers?  What are their fees?  How to get a mortgage when buying with SDIRA? etc...
