@Olan Marbun - Olan!  Yes, there have been numerous delays with Lee County - it seems to never end with these folks - permitting is currently taking 5-6 months, and I just heard from one of my sources that septic certifications are backed up (see what I did there) for 8 weeks.  It's been frustrating for sure - as the county changes what they want to see in the plans and by the time it gets across their desk, they have changed it again!  Anyways - the silver lining - the appreciation in the market just keeps rising - so think of this as an investment that continues to grow - frustrating that the timelines have been extended - but recent appraisals are coming in consistently over $350k - so your money is definitely working for you.  I am going to shoot those appraisals over to you as well!  Happy Holidays Olan - and reach out to me directly if you have any questions!

@Eddie L. - Hey Eddie!  Sounds great!  Adam is a wealth of knowledge - he is an investor himself as well as working with investors for quite a while now!  As far as prep work goes, it's great that you are looking at the inventory so you have an idea of what is out there.  I like to tell folks to have some type of goal in mind - in other words - what is it you are looking to achieve through investing - of course the cash flow and appreciation - but quantify that a bit - is this to replace your active income, is this to diversify your portfolio, to hedge against inflation, etc - by having a specific focus it makes it a bit easier to figure out which direction to go, what types of investments to point out to you and get you closer to what it is you are trying to achieve.  Of course, if you are just looking to jump in and get started while getting education along the way - that in itself is a great goal as well!  Also take a look at the markets on the website so you have an idea of what they are as well as why we invest in these areas!  We look forward to speaking with you soon!

@Joseph Torres - welcome to the forums and congratulations on the first post!  We LOVE the Florida market - for a number of reasons you are probably aware of.  The market has been outstanding for appreciation and cash flow (certain areas of course).  I would take a look at NW FL - as you have mentioned - specifically Milton and Pensacola we have sound some great investment opportunities.  Additionally, I would check out SW Florida - Cape Coral, Ft. Myers, Lehigh Acres - all of these growing rapidly.  In fact, SW Florida was named second in the NATION for new builds recently:  https://www.winknews.com/2021/...  Finally, check out central FL as well - Ocala has been a market we have found success in as well.  What we have been finding is that many of the folks coming in to FL are pushed to these markets as they are able to find more affordable housing - and from a long term rental perspective, the rent rates are favorable to providing positive cash flow!  Feel free to message me if you want more specifics!

@Eddie L. - sounds like a sound plan Eddie!  That is our philosophy here as well and we kind of give that away in the name of our company RENT to Retirement - focusing on positive cash flowing properties to generate passive income.  The appreciation is great - but also as you mentioned - not as predictable as you are subject to market conditions.  By having positive cash flowing investments you can begin to replace your active income, as well as take advantage of appreciation over time to leverage that equity to acquire more properties - and you can take advantage of all of this while using the bank's money to secure assets!  Feel free to reach out with any questions Eddie!

@Eddie L. - welcome to the exciting world of real estate investing! It's easy to get overwhelmed with all of the different ideas and concepts out there, part of this will be figuring out what is right for you! As others have mentioned - there are so many ways to get started from house hacking, to the BRRR method, syndications, turnkey, etc. A lot of this is going to be what fits best for you - your comfort level and your experience level. You have a GREAT resource here in Bigger Pockets - lots of great advice, great investors, and a whole lot of information - just don't get paralysis analysis (we have all been there for sure). Also when evaluating markets and running numbers a lot of that will be dependant on several different factors - what market are you operating in? What is your overall goal - are you focusing more on higher appreciating markets, or is your goal cash flow? Starting with the end in mind is always a great way to start analyzing properties and portfolios to determine the steps to get there.
