This is the state contract. I feel like i probably should Just have an attorney write the addendum

When making an offer is section 4b good enough to get me out of an deal that turns bad because of unexpected issues or contractor bids that make it not profitable.  

My realtor thinks its good enough I think i should just add my own inspection contingency.

A tow truck can get it. Two options a wheel lift tow truck is no bigger than a pick up truck and should be able to remove the car. If that wont work many companies have these dollies they can use to roll the car into a better position for tow. 

Im thoroughly impressed if out of state investors are coming in and taking these chances.  I'll stick to what i trust😂

A shift of prices increasing dramatically. 

Hello, For all my veteran investors how do you know when a shift is happening within a neighborhood. My knowledge of west baltimore tells me houses shouldn't be selling for 300k plus a few blocks from Mondawmin but they are. While flips of the magnitude I've seen in the Ashburton and Forest Park neighborhoods are far to daunting for me some of you may be interested.
