I'm looking at this house considering a flip, and am very new to rei. I see alot of posts about hard money lenders, with a 70% arv max. Does this mean if the arv is 500k the max they would do is 350k? I think I got it right just wanted to make sure, also does it typically include the repairs. As well any suggestions on where I can research loan term information would be greatly  appreciated. -Thanks

I've have alot of changes in the last 6 months I've moved to San Diego from New York in August. I got married in October. I'm getting settled now so on to the next chapter, next month I will start the courses for my real estate license. My goal is to buy a rental house with my saving by the end of the year, as well sell a house and use the commision for another rental, while keeping my full time job in the am. If all goes well I will have 2 rental in 2016 and plan to keep going!
