I just finished taking the college courses required for the RE license in CA does anyone have a recommendation on a good study guide book?

well right now it's a course a month for my license after that it's sell at least one house by the end of the year, and also buy a rental prop of my own by the end of the year.

Haven't been on here in a while. But I'm starting the next chapter of my goals, I started my RE licensing a little later than I wanted but I guess later is better then never. Just thought I'd do a check in n hold my self accountable to my goals. I've also been reading alot went through rich dad poor dad, richest man in babylon and now I'm on think and grow rich. I have definitely learned alot and developed as well.

I just looked up ideal credit union in your area shows a low down payment I would go in there and talk to them to see if there are any stipulations.

I've been looking around my area and you might want to check out a local credit union. Sometimes they offer lower down payment option, and lower closing cost as well.

Does anyone know if you can use the potential rental income on a application for financing, as a way to lower your DTI. If anyone knows if it can be done on either a conventional loan, fha loan for a triplex, or would a portfolio lender be the best bet? -Thanks guys I'm just trying to get my game plan together tp get my foot in the door

Thanks for your service Coby, sounds like you've already got your foot in the door. I just moved to SD as well. I'm going to be starting the courses next month. Your plan sounds like mine invest out of state in duplex/SFR. Hopefully one day we can do a deal together.
