Thanks for the assistance everyone. @Todd Olson I am optimistic that ac is on the comeback. Hard Rock is investing a ton of money and they have experience in both casinos and non casinos. With two new casinos and the university opening this will provide many new jobs to the area. On the weekends the hotels are often sold out. My generation is not as interested in gambling but the entire experience of food drink and other things to do.

Also, based on the current prices for the last two years I can't imagine they will go any lower. Based on my numbers I can absolutely cash flow there. There is risk but where else in the state can you risk so little money in real estate?

I am looking into investing in Atlantic City. I saw the prices are low and I believe the city is on the rebound. Does anyone wholesale properties in Atlantic City? Looking to buy,rehab, and hold single family and multi family properties. I am not too familiar with the city so does anyone have recommendations for an agent that works well with investors and knows the rental market well. I am not familiar with the different parts of the city and different rental rates through out. Thanks in advanced.

Looking to connect or trade emails with someone who is knowledgeable about the Germantown part of Philadelphia. I am looking at an off market deal and I only have limited knowledge of the area. The purchase price and taxes is appealing compared to what I have to work with in New Jersey. I have some questions and and would like to pick your brain. Thanks!

I was recently looking at properties in Keansburg. Even if they do not have Sandy damage I have found they can still have significant mold issues in the crawl space or basement. Make sure to check for mold issue during the home inspection
During attorney review I received a copy of the current leases which stated that they stay in full force in the event of an ownership change. I then did my own checks of the tenant to see if I wanted to keep them since they had just re-signed. I would ask for a copy of the current lease and defer to your local laws.

The only thing you can do is look up the offenders information on a public website and see what their registered address is. Most states have a public site where you can do that. If they are registered somewhere else and living on your block they could possibly be violating their parole/probation. In NJ it is a crime to not notify the local PD where you are living. If they are violating they could be sent back to jail. It sounds like your tenant is trying to push an issue to lower rent.

I attended to Rowan a while ago. While the university is growing a lot Glassboro is not a landlord friendly town. The town wants to hold all landlords responsible for anything the tenants may do. Also, they have a requirement for how many bedrooms you have you must have an equal amount of driveway parking which makes it tough. However, if you find the right property it can be worth it. Rental rates go between $450-$600 per room for a group of friends.
