Inheriting Tenants, Should you Make them Move Out?

So I have been looking at these duplexes recently and they do currently have tenants in them. The reason the owner is selling is because he does not want to deal with the headache anymore. In 3 of the units there have been long term tenants (5+ years) but in those 3 units rent is $75-125 below market value. What would you do in the situation??
