@Matthew Rolf  Trying to get used to that and the Texas heat in August. Learned the hard way when I tried going for a run lol. Yes I keep hearing about Willow Creek farm and all the future development west. I also keep hearing about the Katy boardwalk project but it seems like they are behind schedule. I will think a value add will be a good investment in those areas.

We have mainly invested in buy and hold MF rental properties.

After analyzing the area it seems like most of the rentals in this area are SF.

With Texas being so vast and flat I can understand why there's constant development.

Factor in the major influx in the state and that equates to even more future growth.

Me and my wife are new to the Katy Texas area.  

(I am still trying to get used to the YA'LL but I can only say you guys lol)

We currently have our investment properties back in the Northeast and are now looking to invest in Texas.

Hey BP!

  So they're some speculation out there regarding holding off on investments until the outcome of the upcoming elections. Not only do you hear this on the real estate side of things, but also in other investing sectors like the stock market. Many believe the elected party correlates with the future of the economy. What are your thoughts on this? Are you waiting for post election and re-strategizing your investments based on the outcome? Or will it make no difference to you if the economy goes up or takes a downturn?

Hello BP!

I recently caught the "Analysis paralyses" bug and I can't snap out of it. You see my first investment was a multi-family property that I purchased 3 years ago. This property has performed above and beyond for us and I think that's part of the issue that I am having. Now every deal I analyze seems like the Cap rate and NOI doesn't make sense. So I decided that I should be doing more on the field and give the books a break for a bit. I went to a couple of real estate meet up groups and events to network with like minded people and I left out of there with a handful of business cards of mostly inspiring wholesalers and real estate agents. Afterwards a colleague of mind said "you know Its not what you know, is who you know" and suggested a mentor. I've always heard this statement before but never really thought about it. I started to ask myself is this true or false? Should I find a mentor because of this logic? Do you agree or disagree with this statement? Has 'who you know" benefitted you substantially? Would like to hear your thoughts on this subject.
