I am getting started with REO investing but do not have access to the MLS, I need an agent or broker that would be willing to run an MLS search for me. I need a list of active and sold properties for the past 90 days that were REO, bank owned. The export would have all the usual fields but the key details I need are City, Zip and Listing agent contact details exported as a CSV or Excel file.  I would be happy to offer a share of the profits on any deals the agent helps me locate and close. Thanks 

Sound like a great plan I am thinking of doing something similar for the homeless. I would love to connect and share ideas. Maybe we will meet soon at an REIA event There is a great BP meetup in Cobb as well

Welcome to BP great resource and community here. I am a new flipper as well also in Cobb would love to connect 

Great discussion. I am getting ready to roll my wife's 401K into a SDI and am planning on purchasing tax deeds in GA. but also making regular contributions into the account from my real estate holdings and flips to build up the account. One area I need to research more is if I purchase a property with SDI funds and ownership is in the SDI name, can i then rent the property on airBnB and pocket the income 

The owner is currently renting the property. The current tenant is moving out and the owner decided to sell the house and payoff his mortgage on his primary residents, when the tenant moves out in May he plans on listing the house. I was able to get in an offer before he listed the tenant is a friend

He owns this house free and clear, 

I was thinking of listing the house at 150K for a quick sale. My original offer on the home was 90K but that was rejected and countered with the 130K

I have a property I  am in deal negotiations with 

the property is a 4 bed 3 bath 1890 sft tri-level with a pool light rehab just needs paint inside and out

ARV is 170,000 estimated repairs 6,350, owners minimum selling price is 130,000 I was hoping to fix and flip for 150,000 for a quick sale. with closing costs and other expenses I might get 10,000 out of the deal.

Are my margins to small?

am I missing anything in my analysis?

How would you structure the deal?

I could use your input on a property

The house is a 3/2 1367 SF Singe family in Union City, GA

The owner is asking 60,000 my ARV is 86,200

The unit is in good condition and is currently rented for 750.00

I checked Rent O Meter and there are three properties on the same street
renting for 1000+

I was thinking of a counter offer of 37,500 applying a 2% rule on the
current rent

With a max offer of 50,000 applying the 2% rule on potential rent based on
the rental comps

My question to the group would be is my logic sound on the counter?

Would this deal look good for a wholesale or bird dog fee?

I currently would not have the resources or experience to take this deal
myself

Any input would be great

thanks for the recommendation and encouragement been lessening to the podcasts for a few weeks and just downloaded the book
