@Bill Burke @Brandon Rush thanks for both of your responses. Had a feeling I’d get these types of responses and you guys are right. I essentially do have the time to make it happen. My concern is that regardless of making the time for this, I will most definitely feel rushed and I tend to make some pretty big mistakes in that scenario. Maybe this really just is a complaining post and I should suck it up and go all in. Thanks for your feedback.

Hey everyone,

Finding an investment property is one of my top priorities right now but I’m concerned I might not have the proper time to dedicate to finding a deal because of my current job. I’m looking to find another job that is in the same field, is also W-2 and salaried so I can still get qualified for a loan but a part of me feels like even if I am very short of time that maybe I should just try my hardest to get the property first.

I work for an LA based company but I moved back in with my parents in Philly last November during covid. I’m still in Philly but work expects me back in the office in January. Additionally, my parents are moving out of their suburban home into a smaller apartment closer to center city to be near my brother’s family. I’m more than welcome to stay in their new apartment for a few months until I figure out where I want to stay. Ideally, i’d like to find an investment property to house hack in philly but my job is so demanding that it’s really hard to find the time.

Should I not let my parents situation rush me into getting an investment property? Or should I just make the commitment now to find a property, move in, and then find another job?

Would appreciate some advice in this situation.

Thank you Ryan. Got another quick question: I'm still not fully set on if I want to house hack a larger multi family or get a single family on a conventional loan and rent out. My price range would probably keep me at a 5% conventional or below but could also swing the same price on an FHA for a multi family. Does this affect how I would get pre approved? Do I need to solidify that plan beforehand?

What up everyone,

I’m ready to get pre approved and start looking for properties in philly and I’ve heard it’s best to shop for lenders. Was thinking of finding one credit union, one broker and on bank and reach out all within one day to get accurate comparisons. I also have a family member who’s a real estate agent out of state and recommended I go to a lender they know how does country wide lending (quicken). As a first time buyer, Is it smart to just go with the lender I was recommended or is it more beneficial to shop around? If I should shop around, how important is it to get quotes from all lenders in one day? Heard on a youtube video that it’s important to get accurate comparisons. Is that true?

thanks for gou response Dan, my brother is a real estate agent and he is also selling the type of multi family properties In looking for and they are not in my price range. I’m really just trying to get my foot in the door. If that means I’ll need to find another job that will allow me to work remotely (since my current job may not for much longer) then so be it. I want this first property bad!

Thanks for the response Brendan. I’ve been doing a little digging on why it might not be good to wait and I also heard that once the prices drop that interest rates would go up. I’m going to start looking for properties now and they’ll most likely be in Philly

What’s up everyone,

First time poster here. Goal is to get a multi property and house hack. Would like to live rent free but am willing to wait it out to build equity as well.

I’ve been able to save up enough to put money down on a house but am a little confused on finding direction. I have a job in LA but currently am back with my parents in Philly. I would be willing to put potentially 20k down on a house out of pocket after it’s all said and done. Would it be smart for me to find a place in the outskirts of LA or should I move back to philly if my job will allow me to work from there indefinitely? (up in the air right now)

Also is it still a good time to buy due to the rates? I’ve heard it might be good to wait it out until the end of this real estate cycle but I don’t know if I want to do that necessarily. Would love some direction!
