@Norberto Villanueva not having good pizza is one of my biggest worries about moving out west.

Hi,

I've been considering a move to Colorado and will be visiting Denver at the end of the month. I plan on checking out the neighboring neighborhoods to see what they are like and see which I would be able to purchase in (eventually). I will probably be able to afford something around 300k with 10% down and wouldn't be moving for at least few months (so up and coming areas aren't off limits). Does anyone have any suggestions as to which areas might be beneficial for me to focus on? Would like to house hack a multi family but when searching on realtor.com it doesn't really show a lot of them, are they more of a rarity in the area or am I just looking in the wrong places? Any direction or help would be appreciated :)

Will be going last weekend of September, if there are any events going on that you know of I'd like to stop by.

Hi all, 

I'm biding my time until I have enough money to invest in my first property. In the mean time, I'm a software developer by trade so figured I'd try and see if there were any need for new software or websites. I had an idea of creating a tenant/property management system but seems like that is a pretty flooded market as is. Since I don't have a lot of experience in this area, I was hoping to pick the brains of those who have been doing this for a bit to see where the pain points are in their life that they feel some sort of software could solve. 

Some ideas I had:

  1. Tenant/property management system (already a few options out there)
  2. Contact management system for potential investors (again a few options out there)

Any ideas are appreciated. 

The Heights starts just above Journal Square (basically anything above 139 and West of Hoboken). Buying within a few blocks of there I believe would make your walk to Journal Square 15-20 minutes depending on how far up you go. If you go further up on the east side of the Heights you have the light rail to take you down to the Hoboken station. I've been looking more and more into the heights because it's a bit less expensive but has some travel options. Getting a bike mitigates a lot of the committee too. I do suggest at least going through on Street View to check the neighborhood as it can be hit or miss really anywhere in JC that isn't downtown. My opinion of the path of progress in JC is Journal Square, Bergen Lafayette near Liberty State Park just South West of downtown, The Heights, then Bergen Lafayette near Berry Lane Park, then finally Greenville. If Bayfront ever become a thing it might disrupt or delay some stuff but that will take a lot of effort by the city. Just so you know where I'm coming from and my understanding of the area, I lived in Hoboken for a few years (college) then moved to downtown Jersey City after that, maybe 4-5 years ago. Currently living in the Southwest corner of Jersey City right above Bayonne. Been looking at real estate in the area for the past year, less intently before that when I was looking for a new place to rent.
I'm in a similarly boat as you are, still very new. I hope to eventually invest in Jersey City. On the MLS you can find, every so often, a decent place. The better deals seem to be the ones that need to be gutted near Journal Square. You can also find some places in Jersey City heights that aren't as bad and are still a walkable distance to the path. If you want better deals in Jersey City you have to go to the rougher parts. Alternatively, Bayonne is a good place to look too. They have some decent multi families and you still have the ferry, light rail and buses to get to the city.
I've recently been interested in Atlanta and surrounding areas due to checking out Roofstock.com. They have a few listings for Atlanta, Decatur, etc that seem to be of decent quality. I'm in northern Jersey and there are basically no properties within my (future) price range. Interested in this discussion, plan on visiting Atlanta sometime in the upcoming months to scope out the areas

Hi all, I was wondering if any more experienced investors from this area would be willing to explain one of the deals they have made/are in the process of making. Explaining things like how you found the deal, what made you think it was a good deal, costs of everything (taxes, closing costs, renovation, etc), and any other interesting tidbits of information. 

The reason is I'm still trying to figure out how to identify a good deal in JC and get a real look at costs of everything when buying here. 

If you don't want to post publically I'd be happy to meet up and chat about this, or possibly tag along with you on a deal :)

@Rocco Deltaco I am very new to real estate investing​ but have been watching the jersey city market for the past few years. I am not sure how familiar​ you are with JC but if you want to invest in the area i think you should drive/walk around the different areas, each one has its pros and cons and they are highly diverse. I would also recommend checking out Bayonne, cheaper and still has the light rail.
