Investment process walkthrough

Hi all, I was wondering if any more experienced investors from this area would be willing to explain one of the deals they have made/are in the process of making. Explaining things like how you found the deal, what made you think it was a good deal, costs of everything (taxes, closing costs, renovation, etc), and any other interesting tidbits of information. 

The reason is I'm still trying to figure out how to identify a good deal in JC and get a real look at costs of everything when buying here.
