Hello Biggerpocket,

I'm an investor in the suburbs of New York City, moving to Houston Tx. Our primary focus is to buy and hold, but we are looking to do more fix and flip in the spring and the woodlands area of TX. My question is how is the fix and flip business in general in Houston? Thank you!

@Amy Rodgers We are currently investing in orange county ny, Legoland is coming to the area and they also recently opened the Resorts World Catskills casino nearby.

Hi @Jeremy M. 

We have been using Cozy for about two years and I love it. I'm sure there are better property management software out there, but Cozy is a good Free platform for Landlords and it's very easy to use. Currently managing  5 units with Cozy and we have never had any issues. You should definitely use a detailed paper lease along with Cozy. The tenants application, credit and background check is usually very straight forward for tenants and you can download the forms as PDF and keep them for your records. We have never have any issues with tenants setting up Cozy payments. I hope this helps.

Hi @Pascual Torres as long as you are checking local market rents from multiple sources you should be confident, check rentometer.com, zillow, trulia or even call a local real estate agent or property manager to check the nearby rental rates for your area. However, depending on the condition of the units, this will determine if the units will rent for market value and how fast It'll rent. This is my opinion and what has worked for me.

Guys, Thank you for the good points, @Jonathan Smith @Tim Mcbee

What about if I have the contractor build the order at Home Depot pro desk, in my account,  with everything we need for the Rehab ( I could provide some SKU for the type of finishes that I like). I can pay the order via phone with my credit card so it can be in my name, then have the order delivered to the site at my expense, however, if he misses or need to exchange materials he would have to be responsible for picking those up at the store.  What do you think?

This is the worst part as a contractor going back to get material. You can have the contractors pay for the material but they will have their markup to account for going to lowes to make the orders and returns. If you buy the material the contractor would not be getting paid to return or going back to get the correct material and they would not agree to that. Simple way is to have them buy the material so you don’t worry about it.

 Hi Jonathan, thanks for the response. That's a good point. But If I have the contractor pay for materials they will demand a higher amount of money upfront. What if I don't know the contractor, how do you protect myself  from him disappearing or taking the materials if something goes wrong with the project, the material will be purchased in his name therefore, I wouldn't be able to claim them.
