Thanks for the feedback Paige. I actually looked at a property in Moss Point. Not sure how much further south you meant. Is tenant insurance crazy on the coast?

I was considering selling a property using a land contract or contract for deed. Not sure the correct term. I read somewhere that this was not legal in Texas. Can anyone confirm this?

I have a wholesale deal in Waco.
It’s a 2/1, 800 sq ft single family on a large lot.
It is zoned R2. So good for STR.

Popular area with Baylor University and Magnolia nearby. Also 3 major hospitals in the area.
CV $91,000 ARV $151,000-$167,000

Asking for $72k all in with contract plus assignment.

Jay do you guys loan on mobile homes? This property is a double wide on 5 acres with a stick built 800 sq ft ADU and additional stick built office with BA and storm shelter.

 Yes, that is it. You never know with seller financing but sounds like it would be fine in this case.

Got it. I am assuming you mean recorded at the county with a DOT? We closed with a title company and the deed is recorded with the county. Would anything else specifically be needed?
