We are closing in on the day we will get our property set up for airbnb. We wanted to do private rooms within the house to rent out. That being said, we wanted to put coded door locks on each individual room. Along with the room we would be saying in. I would imagine this would be the best route since everyone has a sense of privacy. Is this overkill or would this be a good route since we want it to be as automated as possible.

We just got denied an insurance quote since we mentioned we would be doing Airbnb. Does anyone know how to get insurance even with doing airbnb? We have other quotes but they never asked about us doing business from our house. Any tips would be greatly appreciated! Thanks in advance!

Depending on the style you are looking to put out, there are some great Mexican classic stuff out there. It has a rustic style that would look great in a cabin or lake house. I have several pieces made in Mexico. Very cool stuff.

New mattresses for sure. I am using the Zinus Green Tea in our vacation home. 1.5" gel topper with a thick water resistant cover. We get compliments on the comfort regularly and it won't break the bank.

You can always just rent a cheap truck for moving the stuff. I also find a lot of folks selling on Craigslist will deliver as well.

Thank you Michael, What stores have you found are affordable and have good USA quality furniture? 

We will get a zinus mattress, they look incredible. As far as couches go, I guess we should just keep looking for couches on craigslist.

My wife and I are about to start the "simple" and "headache free" process of furnishing our Airbnb property. We wanted to reach out asking you beautiful folks; where should we look to find some great deals on appliances/furnitures? 

Craigslist is the top one, we just wanted to see if there are any others that may be better in quality and also deliver? It is a big ask, my poor honda civic is not fit for trips with anything heavy. Thanks in advance friends! Let's rock out our journey and goals the rest of this year!

Through some digging around, Airdna says our Airbnb market averages 47% occupancy rate with $1,250 revenue.

I find this hard to believe given the area is 20 minutes or less from the airport, large homes, great neighborhoods, great food nearby. 

How trustworthy is Airdna when looking at theoretical comps?

The competitors in the market do not seem to be doing well since all of their pictures are taken from their phones, and the beds look like they are from 1873. We are confident that we can really make some moves here. But confidence does so much when we get down to it. How do I know that this market has a lot of opportunity? Or likewise, one to stay away from?

My wife and I are excited to begin our real estate journey with real estate. We, like most, are limited to capital. 

I hear some people talk about using credit cards in order to pay for appliances and furnishings. We like this idea but are hesitant on pulling the trigger. 

Are there any things to consider before we start going down the path of getting credit cards for paying for items around the home? It seems fairly straight forward. 

We just want our Airbnb property to become the best it can be.

We are going to house hack our first home and make it into an airbnb downstairs. We would live upstairs in our lair, while the short term tenants stay downstairs. 

What are some numbers to consider that make these homes a no brainer? 

Would a 2 story home, with 4+ br and an undermarket home be all that is necessary? 

Are there other factors to consider in the Airbnb space?

What would be considered a good versus bad buy?

Also, how would this differ income wise than a duplex, and pros and cons of each.

I've heard if the city allows it, airbnb trumps a long term rental since income is higher, they respect the property more, and it allows for the investor to get a property for a lower price. 

Are these true? 

Also, what other differences are there?
