Post: Conversion from 2 fam to 3 fam in Newark NJ

Looking at buying a legal 2 family in North Newark NJ. The property is 3 stories, top 2 are one unit and bottom is a separate. It is set up in a way it could easily be converted to a 3 family. I know by converting it becomes a density issue and will need to get the zoning board involved. The street has multiple 3-4 fam dwellings.  Has anyone done this and how difficult is it to get approvals?

2 family in red hot Montclair NJ. Directly across the street from the train station and in a very desirable neighborhood. 

Property is rent ready as is. Need some work to get maximum value.

Asking $610,000. you could easily buy this and put it back on the market for $700,000. Nothing on the street has sold for less than $800,000 in the last 6 months. Average days on market in the area is about 30 days. 

I have a contractors estimate for $75,000 or about $32,500 per unit. Not a major job like I said rent ready as is. ARV is anywhere between $850,000-$825,000 no problem. Comps are hard to find as there is not many 2 families in the area. The best comparable is .22 miles away on the same street, 2 more bathrooms just sold for $848,000.

I have comps, rehab estimate, pictures and additional information upon request.

Very close to Jersey City, Newark, Hoboken, and New York City.

  • Purchase Price: $610k
  • Rehab: $50 - $75k
  • ARV: $825k - $850k

Perfect a quick sell, flip, and buy and hold.

Hi Evereyone,

I am looking to hire a full time Virtual Assistant (VA) to take inbound phone calls, gather information and generate leads.

I have done some research, and I have found a variety of different companies locations and options to choose from.

For example some tell me Polish VA's are the best while a good friend of mine swears by VAs out of the Philippines. 

Also not sure how to give them access to my second phone number and text messages. What is the best way to give them access? Google voice? Go Daddy Smart Voice?

Looking for suggestions on the best VA companies for real estate investors. Any advice is helpful!! Thanks!

I know different counties have different auctions.

Are some better than others? What makes them different?
