Excellent input!  Jay Scott (I believe) wrote a very good article that was right in line with all your points!  Big thing I really liked is how out of the past 5 recessions only one (2008) led to decrease in home prices.  Thanks for sharing the detailed input on this very relevant topic!

@Mike Purvis Are you referring to Canada's rules for a legal suite or a legal duplex in the US?  Generally need separate entrances, utilities, egress windows, and all the same safety precautions for each unit.  Also parking may come into play in certain areas

@Arthur Fuller II Why not purchase rentals?  Do you have any experience flipping or lending money?  I wouldn't start with either of those as money can disappear very quickly.  I would start with a rental property to provide a foundation and passive income then move on to more risky endeavors.

@Daniel Torres I always think actually owning RE is much better than a syndication.  I think it would be unrealistic to coordinate a 1031 from a syndication as many timelines are often not exact.  Also, by actually owning RE you get the benefits of being taxed less on your income, receiving cash flow, appreciation, utilizing leverage (biggest advantage), appreciation, debt pay down, and actual tax benefits through depreciation, deductions & easy 1031.  Just my two cents on the matter.  I've done a lot of syndication investing, but only after I have built my RE portfolio first.

Private money loans or seller financing is a great way to start.

If you are the sole one in the LLC there should be no difference for taxes. Usually just for liability, but if you don't have an insurance policy for the LLC, there is really no point. You would still be a sole proprietor

I've gotten hunted down and fined for this so be careful.  Best to ask businesses or people you know to put up on their property.

Welcome Cory!  CA has gotten to be quite expensive now!  I do most my investing out of state, but maybe one day the market will turn around!  I'll be waiting for that day if it ever comes!

@Charlotte Dunford Are you talking about buying a portfolio at once or using portfolio financing?  I just completed a 1031 to purchase a portfolio of turnkey SFRs.  Huge increase in my cash flow at once, and was able to negotiate a better deal buying multiple at once!

I think investing in CA has not been attractive for a long time for many reasons!  I totally agree with all this!
