Welcome to BP! Outlining your goals is a great start. Now post them so you see them every day. Walk past them every morning and night so you can hold yourself accountable to them. It seems as if with little effort you may be able to owner occupy a multi family and get yourself on a great start often referred to as house hacking here. I would suggest start saving for the emergency fund as you mentioned and work towards learning about landlording in the mean time. In just a few months you could be well positioned in a multiplex

Caliber Home Loans in Kirkland will loan up to 10 properties. Get in with a Hardmoney lender and refi to 30 yr fixed.

@Gideon Sylvan  can I ask what brokerage your are with? That sounds like an appealing setup for an investor who does not need much support.

Be sure to factor in refi costs if you can't roll them into the loan. As well as potentially much higher interest rate 8 or 10% and points you will be pay, while evaluating deals.

Please correct me if I am wrong but I believe Homepath mortgage financing was eliminated in October the 14th or 16th. This retiring these low downpayment options.

I use pop money thru BECU. Tenants can setup online or with their bank. No fees that I know of and provides a receipt for when they payed incase their is any issues.
