Everyone is afraid of their first investment. The best would be if you could work with someone that has experience for the first time or some renovation that requires very little work or just cosmetic work. 

But don't be afraid. 2 years ago I signed my first flip and I have done 24 of them in 2 years. Some were good some were terrible but you will learn a lot and can make money in the process.

Hi Matt my best advice would be to talk to the real estate agent you will be selling the house with. He or She should have an idea of the comps in the area and would be able to tell you what is the most important renovations you can do on that market.

These are interiors designed by Midjourney (an AI tool). Pretty impressive.
It would be great to be able to hire Midjourney to do the rehabs in my fix and flips...

Maybe in the near future 3D printing will be integrated with AI to speed up and improve processes.

Hi Kenny the reason most people recommend their location is because it's what they know. I invest in Atlanta and i know that market. I would not be able to give great advice on buying a property in Miami simply because I don't know Miami. That would be unwise.

Hi Angel this might not be the advice you are looking for but I would highly suggest to start with a Single Family home first. This will much easier to navigate and less risky. After that you can jump on bigger deals.

I've done 24 fix and flips and I had some very bad experiences with some of them, but other very good experiences.

Hi, I have an opportunity in GA to buy single-family homes and work with a company that puts tenants in each room. They pay weekly for the room but rent for at least 30 days. Vacancy is very low because there is a lot of demand for this type of arrangement. 

I want to raise $7M at 11% to buy 20 houses. Fix them up to have each one set up with 6 to 7 rooms. With that rent money I'm able to cover a property manager, repairs and interest. But I want to structure the deal so that when we sell the properties I get a cut from whatever we make on the houses. 

Any advice on how I can structure a deal like this? I don't want to reach out to investors and sound ignorant on terms.

Hi, I have a property that needs additional capital to put it for sale. I was wondering if anyone on this forum knows how I can potentially find an investor that wants to do a "subject to" deal. I need $60k. Should I be trying to find a list of private investors? Cash buyers? where do I find this type of list?
