Hello All.. I am currently gathering information for my probate list. On the county probate records website should I be pulling the list based on the deceased date or the date the petition was filed? Also, is a best to go back about 6 months or a year. Any help would be appreciated. Thanks. 

Thank you all so much for the great info. I have some wholesale meetups to attend this week so I will present it to others and hopefully connect with some contractors that specialize in this area. I have been running the numbers on the land and the tear down and they look good so I have some options here. Also, I will go by planning and zoning tomorrow and report back. Great info all! Hi All, I have been searching BP for a answer to my question but did not find. Forgive me if I missed it. A property fell in my lap today for wholesale. Daughter wants to sell. Mom died in April 2019 and the Executor of the will was in charge of distributing property to the owners daughter. She has not done that and the taxes for 2019 were not paid on the property. The daughter wants the property signed over to her now so that she can sell it and the taxes will be paid out of the proceeds at closing. Executor is refusing to release property to daughter until she pays the taxes. From my understanding, the executor should have paid the taxes already? And does she have the right to refuse to release the property to the heir because of the delinquent taxes?

Hello all.. I am interested in getting a house under contract that has been burned and in very bad condition. Pretty certain it will be a tear down. This will be my first time dealing with a fire damaged home so not really sure how to calculate the ARV. Any pointers? How would I determine how much it will take to rebuild the home? The home was very old built in the 60s and sits on 2 acres. Any help would be appreciated. Thanks!

Hi all.. Im setting up a LLC for wholesaling and had questions about the registered agent. Is it wise to use one of the online companies as a Registered Agent or maybe a family member with a different last name? Can you all recommend a company that you are currently using? Thanks.
