We are in need of a contractor with experience in working with FHA 203k loans, on the eastern side of long island, more exactly in Lynbrook NY. is an 1878 Sq.Ft. colonial built in 1931. if you are fully licensed or know someone who is and have experience working with this loans and the paperwork please reach out to me.

Actually I spotted some houses within Wetsbury Blvd and Hofstra Campus in Vermont Ave. drove by the other morning and it doesn't look bad I know a lot of neighborhood in hempstead are really bad now, that is  why I'm focusing on places close to Hofstra Campus or Nassau Community College.

About a year ago I was looking for the same thing and I found about 2 or 3 scammers. There was a guy claiming to work for PennyMac but he was using a Gmail account. Another guy sent me a picture of his Driver license, he looked white in the picture but on the phone he sounded Indian. If something smells fishy stay away from those guys. They asked for loan generation fees to be sent out via western union. Just

So this is my 1st post in the forums, I’m more like a reader than a poster if I have a question I like to use the search bar first. I have been browsing the forums for over a year now and collecting as much information as I can. New York is a brutal market specially for a newbie like me. I have been looking at deals and I want to ask the pro’s a question (or a couple of questions rather) I figure if I can get a house close to Hofstra university and Nassau community college which are in between a 5 miles radius this is in Hempstead NY, I can be have more chance to flip them to investor whiling to hold for college students. Now in your opinion how far/close should an investment property should be from college campuses to maximize chances of a good deal?

For a professional system you can go with no doubt Aiphone GT series  system. I have installed their video intercom system in 2 commercial buildings in NY, it integrate with any type of door strike or magnetic lock, and the video quality is amazing. 

it doesn't require any phone line or data connection. The tricky part is that aiphone utilize proprietary wire/cable that it is a little more expensive than cat5 or 18/2 cable.
