I'm looking at a house in Lancaster PA.  It use to be one farm house and a huge lot of land that was owned by a little old lady.  way back when. Then in 1995 she built 2 manufactured homes (both rentals in 2021) on the land and got the property line divided into 3 sections for the 3 homes.  fast froward to 2021 (old lady is no longer with us) and her trust is public info that wrote off to her daughter.   the house I'm looking at is the original farm house not manufactured homes.  the issue is that the drive way that leads up to the manufactured home is one drive way that goes across the original farm house property line.  I can see why she did it this way... because it was a lot easier and you get 2 birds with one stone.  instead of paving 2 separate driveways.  My Q how do i use this to my advantage for negotiations and how can you resolve this?  As of 2021 all 3 properties are under 3 different owners.  and I do not think anyone really looked into this.

I'm in prospect heights.  Very familiar with the area as much as most people want to believe gentrification = safer, it still has its high crime due to the extreme ends of diversity.  Depending on the size of the apt: $4800 I would be expecting your competition are the condos with amenities. Not even a parking spot.

thats tough.  i had mine done last week before all that is going on.  maybe offer a cleaning crew or some supplies for the trouble and make sure they are out of house.

I've had my contractor run through the property even before getting into contract.  and it has worked for me so far.  but in the beginning I always had an inspection and my contractor....that was repetitive.

Morning Marilin,

I got very lucky with this. The township held two different dates to apply for exception and variances. it was acknowledged that historically it was a legal 2 unit. letters were sent to the local neighbors who wanted to be at the hearing to object. and I was told by my prop manager that 1 person showed up to complain that if it becomes a 2 unit, more tenants will take up more parking on the block. but also verified that the house was a housing 2 tenants in the last 15 years he has been living across the street. so that did not help his case much. luckily i did not have to kick anyone out while this was going on. and the reason how this became " 1 unit" or SFH with the township was because the previous owner requested it. he had his relative living in 1 unit and just didn't rent out the second unit anymore. but pa has a rent license program that you have to pay annually for each unit. and i can see why this will be annoying to pay for something you will never use. but his intentions was not to convert it to a SFH. the township does its inspection and the prop owner is suppose to do conversions like build an internal staircase and remove 2nd kitchen. you can also see why its cheaper to just pay the rental license program annually of $140ish.

also from Brooklyn...this agent is trying to play you. Do not use him and buyer shouldn't be paying any % for a purchase.

or you can take back out your contributions without penalties. and again it has to be self direct Roth Ira
