The 2% rule doesn't work in KC. I have a couple properties that i get 1% and i make a couple hundred bucks a month after budgeting for repairs, vacancy, etc.  Thats why im looking at multi-family now.  I've only just started analyzing them so if they dont work then they dont work, but I think its worth looking at.  If you have some to share, feel free to send them my way.

I am looking to buy a multi-family in the Kansas City Area (preferably Johnson County). I am having trouble finding properties.  Does anyone have any good websites or tricks to finding what i am looking for?  Or if you are or know of a real estate agent that specializes in this, i would greatly appreciate an introduction or a referral. Thanks!

Here is one for the group. Has anyone had any success or horror stories with buying a condo as a rental property?  I'm seeing some in the Kansas City area with prices around 50-90k with rents around 800-1000 for a 2 bedroom.
