@Account Closed Count me in for a queens based meet up.  I have been looking for one for a while and like many of you attended a few in the the city and harlem but  it didn't have many people specializing in queens.

Hi Patrick Donohue generally court appointed sales want proof of funds in the name of the entity who will be closing and usually will not let you assign the contract afterwards so that makes it difficult to get a letter from a hard money lender for proof of funds. I believe your best bet would be to partner with someone or intro the deal to someone else for a fee but I'm guessing you want to buy and hold it yourself. @Will Bert Dont forget to take into consideration water for both buildings and the PLP electric meter into your costs.

Also the rental numbers seem a bit low with a 3 bed commanding only $1300 a month.

Idk the value of the vacant commercial unit so i cant help you there but where did you come up with the $4500 amount when the other commercial unit you have is getting 3k?

Lastly, keep in mind that you may need to supply some key money or free rent to the next commercial tenant if the vacant unit needs work

@Mike Huang  I have to agree with @Christopher Griffith, you will not find 2+ fam homes that are inhabitable in brooklyn on queens in that price range.  If you cannot afford more i would recommend looking elsewhere.  In the bronx you may be able to find a two family starting at 450K but thats still out of your budget

@Kimberly James, I couldn't agree more with @Christina R.'s comment.  In real Estate relationships and reputation matter's more than get one or two deals done.
