Post: Mailing Campaigns?? Yellow Letters?

Hey I was wondering when doing mailing campaigns do you is it best only to use yellow letters or Any paper works as long as it's hand written? Has anyone had any success using regular paper instead of the legal pad?

Hey Guys I was wondering if anyone was able to get Properties owned by the Housing Authority and get these properties contracted to sell? I find tons of properties and some are owned by the Housing Authority and I wanted to know can we still successfully get these properties or should they be avoided. Hopefully someone can lead me in the right direction or has been successful with these type of properties.

Good Evening fellow Investors,

So I've been doing my homework on Real estate Wholesaling for several months now and even got as far as getting a property under contract. Unfortunately I was unable to find a end buyer to purchase the property and got very discouraged during the process. I stop looking for deals and decided to take in more knowledge about the business before trying again. I decided to take a different approach and changed my strategy. I. Currently building my buyers list day by day. I think by doing this first I would know what areas buyers want in on and have buyers to market my deals to when I get them. I was wondering what market strategies should I use? I think different strategies have different results in different places. Being new to the wholesaling business, what is the best way to find motivated seller? I seem to know how to get buyer lead so my strategy for marketing to buyers is working great. Once I get my business cards and post cards, I will print out flyers to place on people cars at places like Lowe's and Home Depot. It's there any advice for beginners in the wholesaling business? whats the best way to market to buyers and sellers? Is there anything in particular I should be doing to build and promote my business. I know I have a great chance here in the Philadelphia market is there any advice you guys have for a young ambitious and  determined investor?

Hey Jerald,

I'm a new investor myself in the Philadelphia area.

If I may, Give my advice.

I wouldn't purchase a buyer list for 2 reasons.

1. As you stated, I wouldn't be sure if the buyers listed are active or to say that they are even buyers. That's to risky and as a beginner, I don't have the time or money to waste. 

2. I would rather build rapport with my buyers. I want them to know who I am and for them to want my deals. After all I want them to be MY buyers. That's what BUILDING a buyers list is about about to me at the moment.

Keep in mind this is just my opinion.

Give me some feed back?

The more I educate myself, the more confident I become. I'm currently looking for motivated sellers. I've gotten a lot of feed back from emails, but most of the time it's just other Wholesalers or Realtors. I have someone who I think maybe be a good motivated seller but I'm still evaluating this one. I'm just waiting for him to verify a few things. I will have my business cards in a few weeks. And I am working on bandit signs. My first goal is to close first deal. Taking little steps to accomplish this goal such as, building buyers list and leads list. Networking and marketing are also ways I can reach this goal. I have many goals that I must accomplish. But I realized this is just the beginning.  Any advice or opportunities out there???

So I have been doing tons of research, and I even watch a great webinar by Sean Terry. I'm highly motivated to find motivated sellers. I've been utilizing my Internet resources to find them. I notice a couple properties that could be possible leads. I inquired about several FSBO's and already received a quick response from one possible motivated seller. I've done research on the property and notice the home has 5500 in back taxes. I did a Lil research and the ARV is 50,000. The house needs a full rehab and that's estimated at 32,000. I wanted to come with an offer before I even talk to this guy since it's my first deal. Any advice on how to execute and continue the process. His is Asking For 21,000. I'm thinking more like 10,000 32 at the most . Any wisdom out there ???

@Geraldharris Thank you so much for the advise. I guess being young and doing something different can be overwhelming but I'm determined to be successful in this business.

Today I typed up a "Interest In Property" Letter to to send out to "Potential Sellers". I also typed a Assignment Contract but before I use it, I want an extra eye to look over it. Meanwhile, I will just keep comparing it to others making sure I have a Solid Contract. I create a Questionnaire for the Potential sellers for collecting info about the property when contacted. I just want to be sure that all paper work is professional and organized before I start signing any contracts. I am looking for home in the Philadelphia area. How do I know if a Property is over priced. Any advise on how to determine or negotiate a base price for a property when the owner is asking for a higher price. I must admit, I'ma a bit nervous but I'm determined to my portfolio and  complete my first transaction. Any Beginners advise!
