Hi Tim

Thank you for taking the time to respond to my post. I actually ran the calculator a second time with 14k invested in each unit for updates and new furnace. Roof is newer with new wood and complete tear off. Yes, there is some knob and tube wiring in the unfinished attic which I plan to renovate to a 3rd unit studio in the future. Units can rent for $950 max updated.
