hey @Chris Tarpey thank you for reaching out bro, I'm currently Learning the GRM, 1% rule, cap rate, etc, but I'm not sure if the results of my formulas are good or not, right now I'm contemplating to purchase a SFH ( ranch ) is on the market at $114k that I could potentially rent out at 1300 per month when I invest another 3 to 5k for renovations. I already have a pre- approval letter for $125k which will allow me to get that property besides the one I'm living currently, however when I run my numbers I get stuck in the cap rate, because the GRM and 1% passed the test, but the cap rate doesn't, so I want to know what makes sense to buy or not. Hello BP community, I’m very reserve individual trying to learn how to invest in real estate, I’ve been trying to learn the formulas on my own but I have to be honest, I don’t know if Im running the numbers correctly and in order to achieve my goals I need some help. I work 2nd shift which limit myself from attending to meetups. I currently own a house and I have savings for an investment property, I hope to hear from anyone is willing to help out, thanks in advance.
