Sarah Dumm we were going to have to run new plumbing to get to the washer (previous landlord didn't have both hot and cold water piped in, just one). The W/D was out in a sun room area that is VERY cold in Michigan right now, which leads to concerns about frozen pipes. so the electrician suggested we move the W/D inside and get an all in one unit and then we don't need to change the electrical or worry about pipes freezing. so the new plan is to put a combo W/D in a nook in the kitchen and then we don't have the whole plumbing and electrical drama at all...we'll see how that goes.

Hi all, thanks for the input. I should have noted that this property is in Westland, MI - not Atlanta and I've found most things in MI cheaper than Atlanta. This cost does not include supplies which my cousin and I are going to help bring back to the house. In terms of his credentials, he comes highly recommended in the area of our Michigan rental properties and my husband went and toured a property he'd recently finished in the area. That said, I do not believe that he is licensed, he will be subcontracting the electrical to a master electrician colleague... I agree that I can do a lot of this stuff myself, the timeline is what makes it tricky, I have people hoping to move in this weekend and I'm working full time and then some while running around trying to get the place furnished/decorated, cleaned, and do the most basic repairs myself. I'm not very handy, but trying to get better. I'll keep you posted on how things go.

Hi all, Getting some work done this week and would appreciate a second set of eyes on this cost estimate. Does $1450 seem fair for this amount of work? That is for labor for 2 guys and they said they can do the work in 3 days. He didn't itemize costs just sent me a text saying they could do it for $1450... - replace front and back doors and door frame (2) - plumbing/wiring for Washer/Dryer hookups - get kitchen outlets up to code so appliances work safely - paint and add knobs to kitchen cabinets - kitchen sink fix (replace faucet) - insulation of windows - plastic lining - make sure smoke detectors are working/to code - get garage door working - needs to be hooked back up - exterior siding cleaning OR painting Let me know if you think this sounds reasonable or not...

Oops, hit post on accident - planning the spruce it up as best I can for now with a mold remover and soap/water scrub and then revisit in the spring. We have a solid list of folks interested, already, so this area/house still seem to work for our niche - fingers crossed that all will go well!

Nick G. Good point, that was my fear but I'm wondering if tenants will be scared off by rough exterior? I guess I'll just have to see...our other houses are no great beauties but they present a bit better than this one

George P. Wow, what a small world! I will PM you to see if perhaps you have time to work on this next week or can reco someone who can - basically trying to get a third party opinion on what work NEEDS to be done. It has the C of O but still seems to need a bit of work, I want to do the least I need to in order to make it attractive and pleasant for the residents. Thanks for chiming in...
