I'm selling a property for a family member and it's my first time going through this as the agent. What are some tips or negotiating tactics I can employ when dealing with buyer's agents? Anything I should be aware of?

I would like to be able to build up enough liquid to do flips/buy and holds without waiting till I retire to realize the profits. Personally, I don't have the cash unless I go through a lender which can become expensive. 

My custodian is Equity Trust and I'm also a Small Business Owner that is non real estate related. My question is: Could I have clients write out a check to my Coverdell or HSA account?

Just listened to Gabe DaSilva's interview on the podcast and he mentioned that he partnered with his SDIRA on his first flip. Could someone clarify how that works and the nuances that need to be worked out so that it would not be considered a disqualified transaction? In my scenario, I would be bringing in my own money and partnering with monies from my SDIRA at a certain % split. Afterwards I'd split the profits equally. That is how it would play out in my head.

I just moved my Roth and Rollover IRA's into SDIRAs at Equity Trust. I was considering either converting my Rollover to Roth or I could just put all my Rollover IRA into AHP. I figure since I was going to be taxed, might as well let it do something till I'm ready to convert it.

Hi BP

Located in Columbia/Rockville, MD if there's a CPA/RE Attorney anyone can recommend. 

I'm self employed (S Corp) with a handful of employees in a non RE related company. I'm married with two kids under 1 yo. I have an equal amount of funds in a Roth IRA and Traditional 401K. I opened up a SDIRA and transferred my Traditional IRA over to Equity Trust. I also opened up a CESA for both kids and HSA for the family with Equity Trust. If you were in my shoes, how would you direct your funds? Would you move your Roth over as well? Would you convert the Traditional to Roth and pay taxes now?
