Hi Stephen, I was looking for a primary residence in your town just last week, but ended up buying in another area. I'll be moving there in a few weeks. My own philosophy and advice are along the lines of the book 'Millionaire Next Door'. I recommend it. Eric

Not sure if I missed it, but do you know how much insurance will be (flood zone)? Sounds like a better deal than most I see available, but personally I wouldn't want to tie up $56K of my capital in the financing of it.

In your shoes I would forget about deals for the time being. I'd look for ways to reduce my personal expenses as much as possible to save capital for investing. But that's just me.

5 or 6 years ago I got financing for a $40k rental property purchase through Bank of America. I don't know if there policies have changed since then.

I'm in the process of moving to the East Texas area and will want to find a title company that will provide title insurance for tax sale properties. I previously bought and sold a few tax sale properties in South TX and had a title company that would provide title insurance after 1 year (when there was no homestead) but I know not all title companies will. Can anyone point me to a title company(s) in the Dallas/Fort Worth area that will provide title insurance on tax sale properties? Thanks.
