@Allan C. I am not suggesting to never use leverage. I’m simply stating that buying a property in all cash seems to be a great strategy. I also think it can be a goal to buy a property in all cash. I do not think any of my post is “not appropriate.” 

I think people struggle to own homes due to a lack of steady income which leads to foreclosures or unable to pay rent. If someone has the opportunity to save for a period of time to buy a property in cash, then I think that is spectacular.

It seems that purchasing property in all cash would have the best outcome for investments. The owner would not have a mortgage. The owner would have to pay property taxes. Buying with all cash gives the owner the option to lease or live in the property. Buying assets in all cash can increase savings over time. Overall, this is the most secure and reliable form of real estate investing. 🏠👍

How does seller financing work in regards to equity?

If I use seller financing to own a property, do I build equity even if I sell before the mortgage is paid off?


I am looking for more details on how seller financing works. Any help is appreciated!

Would definitely recommend these 3 books for anyone getting started in real estate and trying to learn! These books are descriptive and insightful.

I am looking to buy an investment property in 3-6 months. Ideally, I want it to be a condo in the Chicago area with positive cash flow. It seems difficult to find a property with positive cash flow. I am looking for a condo between $100,000-$125,000. Does anyone have any good apps/websites to find deals with positive cash flow?
