Not indefintely, just one month. I do not pay any utilities. 

I could increase rent due to "extra wear and tear".....$? 50%?

New tenant wants to know if I will authorize her relatives (1 adult and 2  kids) staying a month each summer.

What are the Cons of allowing this?

I agree with Alan. You definitely should be considering commercial properties. Especially with your heavy workload you will have little or no time to attend to single-family housing. I just remodeled one half of a duplex and was shocked at how many hours I was working even though most of it was contracted out.

Are these regulated by the govt? (I am in Texas)
