Hello friends, Is it a common practice for sellers to calculate rents based on a ‘per bed’ basis as opposed to a per door basis? This is a property that is near a university, so technically it makes sense to me, but it(in my opinion) grossly inflates the value of the property. I’m new to valuating 20+ properties and want to make sure this is a legitimate seller formula rather then a ‘pie in the sky’ attempt at boosting the selling price. Thanks in advance!
