Post: Pre-construction or 5-10 year old condos in Seattle area

Hi I'm newbie to REI. I was recently introduced to pre-construction condo investments by a few friends. They recently bought Nexus condo in downtown. As seeing the crazy demand and growth of new condos in Seattle, I was not convinced by which type of condos is making more investment sense, pre-construction or condos built in the last cycle (2005-2010). My plan is to buy and rent it out for a couple of years and sell it for appreciation, given that there is positive cash flows on it. Thank you!

 Hi Lucas, Thank you for the reply. My wife is narrowly focused on Issaquah area, for school district, convenience, and easy access. Housing market is extremely competitive now. We're putting down an offer, if accepted, it won't leave much space for additional investment though.

As far as I'm aware of, most of low interest rate tools (such as FHA) are only eligible for the property of primary residence.

Thank you all for sharing your experience. Seattle is  a very competitive market. I'm still learning and building up my tools. This forum is definitely a great resource for leaning and networking. I also look into local meetups and mingle with other investors in the Seattle area.

Hello BP friends, I've been reading and learning real estate investments on here and through books in the past a few months. As many have suggested, it would be one of primary investment tools to rent while living there (such as duplex or triplex) to take advantage of low interest rate. However, with family and kids (one toddler and one infant), it's unlikely to be of viable choice to us. My wife concerns the privacy and safety. As a newbie to this forum as well as to Seattle area, I'm putting offer on a townhouse as a start. I have a full-time job and am not planning to quit in the future. But, I do look for cash flows as the wife temporally stays home to take care the baby. It sounds like a rental property better fits my feet, with fewer financial tools available? I believe there are people in the similar situation on here. I appreciate your thoughts and experience.

Most townhouses in the Eastside are considered condos. So you will have to deal with high HOA dues.

Most townhouses in Seattle are zero lot line, so they generally don't have HOA dues. Basically you own the land underneath. For good schools in Seattle, North Seattle would be your best bet.

 Thank you Lucas for the reply. I've been hunting and learning the Seattle housing market and going through couple of bidding wars myself in the past half year. It can be frustrating sometimes. I'm still figuring out right techniques and strategies. I wanted to have further conversations.
