Post: Cashing a Rental Check from a Third Party

I recently received a rental check from a tenant's parents. The tenant told me that she had to order new checks and hadn't received them yet, which is why the check is in her mom's name. Are there any issues with me cashing the check, or should I refuse it? I just don't want to get in a legal situation where I create a tenancy with that person by accepting the check.

I have a rental property that I am currently updating, and I would like some opinions on what I should do with the kitchen. The previous tenant had some unique tastes that most prospective tenants would not care for. I am planning to install vinyl plank flooring and paint the walls white. Any thoughts on what color I should go with for the cabinets? This property is in a B class neighborhood. I don't want to go overboard, but I would like to give it a fresh look that will appeal to tenants.

Can someone help me understand how the annual total return is calculated on the BP Rental Property Calculator? It seems like something was changed in the calculator in the past couple of months because I used to be able to come up with the same number as the calculator when doing it by hand, but now the numbers don't match up. Here how I am calculating it: (Total Profit if Sold/Total Invested Capital)/Time (in years) When I do this by hand, it matches for the first year, but after that it doesn't.

Joel, thanks for the feedback. Right now, I am looking to purchase a property between 2-4 units. In the future, I will be looking to get into larger apartment buildings, but starting with a smaller property will help me learn the ropes as a landlord.

I am currently looking for a great real estate agent in the Green Bay area. I am looking to purchase multi-family properties to buy and hold long term as rental properties. 

The ideal agent would be someone who works with other investors and has a good grasp on investing in rental properties. Any referrals would be greatly appreciated!
