As others have said, whether the market is up or down doesn't really matter. The numbers either make sense or they don't.

Maintenance costs for my rental condos are very low. Maintenance cost for one of my units last year was $75.00.

David, as others have said having a clear goal is key. I wouldnt be too focused on owning 20 properties as quickly as possible since the goal isn’t to see how many properties you can own. The goal is to make money.

My dad always said that I would never amount to anything. He died in January after renting one of my properties for the last 20 years of his life. Onward and upward my friend.....

Unfortunately,these stories are all too common on BP. California investors buying inexpensive midwest properties that look great on paper but the reality is often a nightmare of repairs and non paying tenants...
