Does anybody know a bank that makes home equity loans or lines of credit for rental properties? I can't find any.

Well they have a monopoly in Boston so if they're going to HAVE TO work with them I would like to make some cash.

Based on the last month's job gains, the historically high credit and housing debt, the trade wars, and housing prices in Boston it looks like a small recession is coming. I want to get a HELOC but I don't want to be drowning in debt if the value of my home drops 40% like in 2007-2009. I'm thinking a flattening of prices will happen across the country with some price drops.

What does everybody else think? As a group do we think the market in the next year will go up, down or stay flat?

It seems to me like Worcester prices have sky-rocketed and Boston prices have flattened out! What do you all think? If you were to buy where would it be? I'm going to buy in Worcester since the prices are actually reasonable!

Well that makes a lot of sense. I also see investors turn multi-families into single families, vice versa, renovate and sell as condos, as well as hold property and take the 2-3% cap rates. Foreign buyers were doing that for a while but it seems like that niche is all dried up now.

Hey, do those of you who deal with rentals or a high volume of sales, do you do the Comcast referral program? If so how is your experience? I would like to do it because I could refer up to 50 apartments to Comcast and I would like the extra cash. Let me know, gang!

Hi I have a buyer/friend who would like a line of credit or an equity loan on his investment condo in the Boston area. The issue is that most banks won't do it and the one that we have found that will do it goes off the tax assessed value which is almost $90,000 less than the true value.

Does anybody have any lenders/banks/etc that you can recommend? Much appreciated!

I understand buying older buildings and converting them to condominiums, I understand buying underpriced properties but why do people invest in market rate condos with negative cash flow? Is it just a bet on appreciation?

So I mean what are the best finance strategies, types of properties, and path to follow. If I’m going to go down this route what is a strategy that’s been proven to work in different markets and time? I’m thinking of condos and I also don’t want to renovate too much.
