Hi Herwin - New investor here. I know nothing about your market, but I’d be curious to know if a 5% vacancy estimate is realistic for Nacogdoches. If I’m doing the math right, that would mean that of the 5 units, you would only have 3 months of vacancy overall in a given year. Is Nacogdoches typically a strong rental market?

Hi all,

I'm a new wanna-be investor in West Virginia, and am immersing myself in the education phase. Of everything I've read about strategies, I am leaning toward BRRRR, and will be studying creative methods of financing deals. But enough about me...

General question, for those of you that have been successful in real estate investment... What are 1 or 2 lessons that you’ve learned now that would have made the biggest impact on your success if you’d known them before your first investment?

Hi Craig, thanks for the tips! I am currently subscribed to the BiggerPockets main and Rookie podcasts, and will add Money to my list. I've registered for a few webinars, but my "9-5" is rarely 9-5, so I have only been able to attend via the replays. Meetups in this area may be a challenge, even without social distancing, but I have already begun sending connection requests to members in the area with the hopes of building a local group soon. I will definitely be continuing my forum and book reading, and have read "The Ultimate Beginner Guide..." "Rich Dad Poor Dad," "How to Invest With No or Low Money Down," and am currently working through David Greene's BRRRR book.

Hello, all! New student to the real estate investment game from Parkersburg, WV. I am looking to connect with anyone interested in sharing thoughts and discussing REI, both locally and elsewhere. I have been reading books, listening to podcasts, and reading blog posts for a bit, and have set a goal of dipping my toes in to a BRRRR property by the end of the year. I have much to learn, but experience is the best teacher. Wish me luck!
