What would you consider too far out of the city for a MTR to work? I have a 4/2.5 home off of Slaughter that I'd love to turn into a mid-term rental. I haven't found a great way to figure out what the demand would be.

Numbers look great in Door County. I used to go out there as a kid and it's a really nice area. I'd love to hear about someone's experience doing an STR out there.

@Account Closed 2 contractors so far. This is my first flip and I don't know how to do any of the work but I think I am going to try and tackle a lot of it. I think bringing in people as I need help with specific things may be the way to go.

The bathroom currently has no outlet, so it would probably be a bigger job. Maybe it's not worth it.

What kind of things would you recommend to get my costs down? Thinking about tub instead of shower and demoing myself.

Or would it just be smart to bite the bullet and spend the money?

Hi everyone,

I am currently doing a live in flip, trying to do a lot myself but hiring out for some of the larger projects.

I have had two contractors in to look at doing a remodel of one small bathroom (5'x7'). The SOW includes the following:

  • Removal of tub wall tile
  • Shower wall tile installation
    • 12"x24" tiles to ceiling
  • Install of frameless sliding glass door
  • new shower liner and pan
  • backer board install
  • Waterproof membrane all inner areas
  • New faucet install
  • center drain install
  • shower niche
  • popcorn ceiling removal
  • new texture and paint on valls and ceiling
  • bathroom floor install
    • Same 12"x24" tile
  • baseboard install
  • new vent and heater install
  • Install GFCI outlet

I was budgeting anywhere from 2,000-4,000 for this work (materials + labor) but both quotes have come in much higher- $10,000 and $8,500.

My question is, are these reasonable quotes for the area? Was my budget way off or are the quotes I've receive way too high? What do you usually spend on a bathroom this size? What could I do to get this finished within my budget?

Hey everyone! New to real estate investing but I am excited about getting into it.

I am interested in buying a duplex in the Austin area to house-hack. Does anyone have any recommendations for a multi-family specific real estate agent in the area?
