For whatever it’s worth… You have not been able to get $300 appraisals here for the last 3 or 4 years… The going rate is now $350 or $400 with rent comps…

I am talking single family homes…

I would not worry at this point. Banks are just slow! Plus, they are a bit busy in their foreclosure departments now days.

Waiting for the lender (as the seller) is very common… Banks are not real good at selling houses, they loan money, and it could be debated that they might not be very good at that either!

You have a huge down payment… The bank does not want you to get away! Patience! Just keep on it… I bet come Tuesday or Wednesday it will all work itself out…

If it doesn’t, you can panic then! LOL

That is correct, and I agree!

The last 2 "listed" properties that I bought I had offers in on them before they were in MLS and before a sign was in the yard…

Building relationships with many Realtors is a great way to get in that “Inner Circle”…
I often get calls like “Eric, I am listing a property the day after tomorrow”… The Realtors love to get an offer right away, which for them means a faster payday! Also, they can say things like, “I have worked with this buyer before and he always closes on time”… etc.

What is all the fun going on around here without me?

James… Yep the big 1000… As far as the Jerky goes, the sales have been real slow… I may need to move to another forum. I was thinking of one relating to the food and snack industry. Selling Jerky to Real Estate Investors has not been as easy as I expected… :cry:

Jared… I hear Spiderman is not until 2500 posts. 1000 posts you get a money sign since you look like you know what you are talking about… 1500 is the “I have no life” avatar, 2000 is the “I’m single” avatar, and 2500 posts is the “I have no life, I’m single, and I watching Spiderman for the 86th time” avatar… :shock:

Hey BoxCar,

Tell us some more details about the problems you are having with your property out of state.

What state is it in?

There have been many posts here on Bigger Pockets about being an away or out of state owner of property… As you are probably experiencing, it can add another layer of difficulties when dealing with the day-to-day stuff…

I think the key is to have someone local that is a partner on the deal… Too many people rely on property managers to do the job for them and that does not seem to work out in many cases…
