@Duncan Van Horn My wife and I were both pretty nervous but as the forums keep saying, and it's true, you'll find that first rental and see that it's really not that big of a deal. Second one's even easier. You just have to get over that initial jump and then I'm sure you'll be set.

@Thomas Harris I appreciate you changed wife to business partner because that is what she is. I'll propose something that's worked for us (husband/wife business partners). Every partner in a business brings something to the game and there's usually something they're not good at or at least uncomfortable doing. In our agreement I'm the one that deals with tenants rent increases and any other matterings of doing business. She helps with remodeling, giving great input on what upgrades should we do, and always giving me a second opinion whenever I'm asking for one. It works for us, she just doesn't want to deal with tenants, but I think she's happy with the rents that we charge. She definitely appreciates not having to deal with any headaches.

@Justin Fox so you just built a house and then turned around and sold it? Rinse and repeat? Any other detail you could provide?

I have a tenant complaining about a few mole runs in their backyard. This neighborhood has moles, it's a thing. I'm wondering if anyone has run into this and what if anything did you do regarding them? Leave them be, put down grub killer, castor oil, or leave them be?

Agreed. In fact, PayPal offers a buy now pay later with no interest if paid back in full within 6 months. Not sure what the credit rating is to get that deal but used it quite a few times while dating my wife long distance.

I see a lot of posts on here about the costs of repairing intentional damage from tenants when they move out. I have LL insurance that is supposed to cover such damage to a certain extent. Is this type of coverage useless or are the posters not using this type of insurance plan? I'm fairly new to this so would appreciate any feedback.

We recently used a HELOC to purchase a single family home and a duplex. My question is, at what point does the amount of debt we've taken on start to prevent us from taking on additional mortgages?
